Why buy in East Bengaluru?

• Close to work: Whitefield, ITPL and the Outer Ring Road tech parks are among the biggest office clusters in India.
• Metro: the Purple Line now runs to Whitefield (Kadugodi), which makes the commute into the city easier.
• Choice: large townships by national developers sit next to smaller, single-tower projects, so there is something at most budgets.
• Rental demand from tech employees, if you are buying to invest.

Projects with published prices

Only a few projects here have published a starting price on our map. Brigade Belvedere by Brigade Group starts at ₹97 Lacs and also offers 1 BHK homes. ARVIND SYLVA by Arvind SmartSpaces and SUMADHURA SOLEA by Sumadhura start at about ₹2.2 Cr for 3 and 4 BHK homes, and SOBHA ALTAIR by Sobha at ₹3.6 Cr.

Projects due by 2027

Sobha has more phases here than any other developer on our map: five phases of Sobha Neopolis, Sobha Neopolis Phase 1 - W 14, 15, 16, 17, 18 &19 (due December 2028), Sobha Neopolis Phase 2 - W 12 & 13, Sobha Neopolis Phase 3 - W 1, 2, 10 & 11, Sobha Neopolis Phase 4 - 3, 4, 8 & 9 and Sobha Neopolis Phase 5 - W 5, 6 & 7; two phases of Sobha Infinia, Sobha Infinia Phase 2A Block 5 Wing 5 and Sobha Infinia Phase 2B Block 4 W1 and Block 3 W2; SOBHA Ayana at Dream Acres Wing 60 to 71; and Sobha Galera, which offers 4 BHK homes due in December 2026.

Prestige Group

Prestige Raintree Park offers studios and 3 and 4 BHK homes due in December 2028, with Evergreen @ Prestige Raintree Park in the same development. Prestige Pine Forest offers 3 and 4 BHK homes, and Prestige Glenbrook 2, 3 and 4 BHK homes due in June 2027.

Sumadhura Group

Sumadhura’s projects include SUMADHURA EDITION PHASE-I, SUMADHURA EDITION PHASE-II, SUMADHURA SOLACE PHASE-I, SUMADHURA SOLACE PHASE-II (which also has villas), Sumadhura Elysium Phase-I, SUMADHURA EPITOME-I and SARANG BY SUMADHURA PHASE-II, due in June 2027.

Brigade, Century, Adarsh and Concorde

Brigade has Brigade Belvedere, Brigade Avalon and Brigade Lakecrest, a studio project. Century Real Estate has Century Regalia (Project 1) and Century Regalia (Project 2); Adarsh has ADARSH PARK HEIGHTS PHASE-2, ADARSH ROSEWOOD, ADARSH PRIMROSE, ADARSH LUMINA and Adarsh Tropica (Phase-2); and Concorde has CONCORDE SIENNA and Concorde Eleve.

Studios and 1 BHK homes

For a first home or a rental investment, look at Brigade Lakecrest (studios), Sattva Bliss (1 and 3 BHK, due August 2027), Adarsh Tropica (Phase-2), Lakeside Living and MYTHRI SITY, which offer 1 BHK homes alongside bigger ones.

Large homes: 4 BHK, 5 BHK and villas

For a bigger home, BREN IMPERIA GRANDE offers 4 and 5+ BHK homes due in October 2027. NEUMA ELYSEE offers 5+ BHK homes, ZOLAAH 3, 4 and 5+ BHK homes, Chaithanya SANKHYA 3 and 5+ BHK homes, and Concorde Eleve 3, 4 and 5+ BHK homes.

Plotted layouts and commercial space

If you’d rather build your own home, these plotted layouts are registered with K-RERA: SIDVIN HORIZON BY THE LAKE (due July 2027), SIDVIN HORIZEN BY THE LAKE 2, AAKRUTHI ROOTS & RAYS, KNS AURA and SLN NIDHI PALMS. Check that a plot is approved for residential use and has a clear title before you pay a token amount. For offices and shops, Boulevard at Godrej Woodscapes by Godrej Properties and LOCAL SQUARE WHITEFIELD are under construction.

Checklist before you book in East Bengaluru

1. Check the K-RERA registration on rera.karnataka.gov.in. Large projects register each phase or tower separately, so make sure your tower is covered. Our Bengaluru city guide explains how.
2. Ask about the khata (A-khata or B-khata), which affects loans, approvals and resale.
3. Ask about water. Some projects in the east rely on borewells or tankers; ask how the project will get water and what it costs.
4. Drive the commute at peak hours. Traffic around Whitefield, Varthur and the Outer Ring Road can be slow; check each project on the live map.
