New Projects in Sarjapur & Anekal, Bengaluru (2026): Townships, Plots & Homes Due Soon

The south-east edge of Bengaluru, from Sarjapur to Attibele and Chandapura, falls in Anekal taluk. Land here is more plentiful than in the city, so this is where many of the large townships and plotted layouts are being built. On the Mappingg map of Bengaluru we track 119 projects in Anekal. Why look at Sarjapur and Anekal?

• Townships: several projects are planned as townships, with homes, schools, shops and open space inside one gated area.
• Close to the tech corridors on Sarjapur Road, the Outer Ring Road and Electronic City.
• Plots: Anekal has more K-RERA registered plotted layouts than any other part of the city on our map.
• The trade-off: many areas are still developing, so roads, water and public transport can lag behind the homes. Check them for each project.

The big townships

The Prestige City

Prestige Group’s township has three phases on our map: Fernvale @ The Prestige City (2 and 3 BHK, due March 2030), Eaton Park @ The Prestige City (3 and 4 BHK, June 2030) and Garden Breeze @ The Prestige City (November 2030).

Sobha Townpark

Sobha has four phases: Sobha Madison Heights-Townpark Phase 1 W5 to 7 (1, 2 and 3 BHK, December 2030), Sobha Hamptons -Townpark Phase 1 W4 to 6 (June 2031), Sobha Madison Heights-Townpark Phase 2 W1 to 4 and Sobha Hamptons -Townpark Phase 2 W1 to 3, the last due in June 2033.

Mana Skanda The Right Life

This township has five registered projects: MANA SKANDA THE RIGHT LIFE T45 and MANA SKANDA THE RIGHT LIFE T6 (June 2030), FOREST PROVINCE 1 @ MANA SKANDA THE RIGHT LIFE, FOREST PROVINCE 2 @ MANA SKANDA THE RIGHT LIFE and MANA SKANDA THE RIGHT LIFE T10 & T11, which also has 1 BHK homes.

Lodha, Godrej, Nambiar and Adarsh

Lodha has Haven, Haven Phase 2 and Elanza, which starts at ₹2.45 Cr for 3 BHK homes. Godrej Regent Park by Godrej Properties offers 2 and 3 BHK homes. Nambiar has two phases of District 25, Nambiar District 25 Phase 2 and Nambiar District 25 Phase 3, and Ellegenza Phase II with 4 BHK homes. Adarsh Welkin Park has Adarsh Welkin Park Phase 1 (December 2027), Adarsh Welkin Park Villas and Adarsh Welkin Park Phase 2.

Projects due by 2027

Most launches here are due between 2029 and 2031. These have the earliest completion dates registered with K-RERA:

Large homes: 4 BHK, 5 BHK and villas

For a bigger home, SUBHA EDEN - 1 and SUBHA EDEN-2 offer 4 BHK homes due in December 2026. VILLA BELLISSIMO offers 4 BHK villas, GRAVITY SMERA GARDENS and LIFE BY THE GREENS 4 BHK homes due in 2028, and Arvind Forest Trails and humming Gardens 5+ BHK homes. DIVINE MEADOWS PHASE 2 and RAINBOW MAYFAIR offer 4 and 5+ BHK homes.

Studios and 1 BHK homes

Smaller homes are rarer in Anekal. Look at Assetz Trees & Tandem -Tower A, which has studios, and ROYAL NEST, Between The Greens, DISHA PURSUIT OF THE ELEMENTS PHASE 1 and ANRAI CLUSTERS, which have 1 BHK homes alongside bigger ones.

Plotted layouts

We track 16 plotted layouts here, more than anywhere else in Bengaluru. Those due first are SIMHACHALUM and SUBHA ECOCITY PHASE-1 (December 2026), VALBY IRA (January 2027), KUMARI SAVYA (September 2027), THE GLENHART ESTATES PHASE 1, RIVA DEL GARDA, GURU PUNVAANII ERNIKA and NAKSHATRA LAYOUT. Others include NCC URBAN GREEN PROVINCE PHASE 2, TERRA VISTA, STERLITEE REGAL PARK, MSR ISTA DUSK AND DAWN, Urbanize Essencia, FUTURE AVIANA, RHYTHM OF EARTH and KBR ESTATES.

Before you buy a plot, check the layout approval (by BMRDA or the local planning authority), that the land has been converted for residential use, the khata, and a clear title going back at least 30 years. A lawyer can check these for a small fee.

Checklist before you book in Anekal

1. Check the K-RERA registration of your exact phase or tower. Townships register each phase separately.
2. Check the roads and water. Ask how the project will get water, and drive the route to work at peak hours. Open each project on the live map to see the roads around it.
3. Ask which amenities are in your phase, and when the township’s clubhouse, school or shops are due.
4. Ask about the khata and whether the project is under a panchayat or a city authority.
