New Projects in Mumbai (2026): South Mumbai, Bandra, Khar, Andheri, Borivali & Kurla

Looking for new projects in Mumbai? Land is scarce in Mumbai, so most new homes come from redevelopment of old buildings and mill lands, or from tall towers on small plots. That makes it more important than in most cities to check exactly what you are buying. On the Mappingg map of Mumbai & MMR we track more than 35 projects inside the city, and most of them show a MahaRERA number. This guide sorts them by area.

How Mumbai is divided

MahaRERA lists Mumbai projects by district and taluka, which is how the areas are named on our map:

• Mumbai City: the island city, from Colaba and Worli up to Sewri, Dadar and Sion.
• Andheri: the western suburbs from Bandra and Khar to Andheri.
• Borivali: the northern western suburbs, from Goregaon and Malad to Borivali and Dahisar.
• Kurla: the eastern suburbs, including Kurla, Ghatkopar, Chembur and beyond.

South and Central Mumbai

The island city has some of the biggest launches on our map. Raymond Realty’s The Address by GS in Sion has five towers registered separately (A, B, C, D and E), all with 2, 3 and 4 BHK homes. Lodha has Lodha Sewri Project with 3 and 4 BHK homes and Lodha Worli Residential Project. Rustomjee Vista Bay by Rustomjee offers 2 and 3 BHK homes, and RAHEJA SOBO RESIDENCES by K Raheja Corp and Mayfair Aarambh are also under construction.

Bombay Realty’s Three ICC is registered as three separate wings: THREE ICC-A WING, THREE ICC-B WING and THREE ICC-C WING. That’s a good example of why you should check the MahaRERA number for your own wing, not just the project.

Bandra, Khar and Andheri

At the top of the market, Omnia Residences by Panchshil Realty in Bandra West offers 4.5 BHK residences at ₹23 Cr, due in December 2028. In Khar West, Platinum Corp’s Platinum Oceanic starts at ₹6 Cr for 2 and 3 BHK homes, and Platinum Avenue is also under construction. Godrej Properties has two phases of Godrej Bandra Bay (Phase 2 and Phase 3).

Andheri West has four Platinum Corp projects: Platinum Vibe, Platinum Crest, Platinum Classic and Platinum Grandeur. Several offer “Jodi” options, where two adjoining flats are combined into one larger home. For a lower budget, Trilive in Andheri East offers studio apartments for about ₹70–80 Lacs, due in December 2028.

Other projects in the Andheri taluka include ARKADE SAPPHIRE (3 BHK), Vascon Onyx Residences, MAYFAIR ARANYA, Munisuvrat Chhaya and PCPL STELLAR CREST. Lotus Sky Plaza and Lotus Trident by Lotus Developers are commercial projects.

Borivali, Malad and Goregaon

The northern suburbs offer more space for the money. Projects on our map include Raheja Exotica Positano by Raheja Universal, ARKADE ASCEND by Arkade Developers, io Residences by PCPL by Pranav Constructions, EMPIRE HEIGHTS, and two HUM Developers projects, Hum Laxmi and HUM SAPPHIRE. io Tower by PCPL is a commercial tower.

Kurla and the eastern suburbs

MK HARMONY by Matrix Constructions and Param Adarsh by Shraddha are under construction in the Kurla taluka.

Checklist before you book in Mumbai

1. Verify the MahaRERA number for your wing or tower. Large projects register each wing or phase separately. Here’s how to check a MahaRERA number.
2. For redevelopment projects, read the details. Ask how many flats go to existing residents and how many are for sale, and check that the society has signed the development agreement.
3. Compare carpet area. Mumbai flats are small and expensive, so the price per sq ft of carpet area matters more than the BHK label.
4. Check parking. Many towers have limited or puzzle parking, which may cost extra.
5. Budget for stamp duty. In Mumbai it is 6% (5% stamp duty plus 1% metro cess), with a 1% concession for women buyers, plus registration and GST on under-construction homes. Our guide to stamp duty and registration charges explains how these costs add up.

What is a Jodi flat?

A Jodi flat is two adjoining flats sold together so they can be combined into one larger home. Make sure the agreement and the MahaRERA-approved plans allow the combination.

What do Mumbai MahaRERA numbers starting with PR, PC and PM mean?

Newer MahaRERA numbers start with PR for residential, PC for commercial and PM for mixed-use projects. For example, Lotus Sky Plaza (PC1180002602099) is a commercial project.
