New Projects in Kothrud, Koregaon Park, Kalyani Nagar & Central Pune (2026)

Most new homes in Pune are coming up on the city’s edges: Hinjewadi, Wagholi, Kharadi and beyond. Buyers who want to stay in Kothrud, Koregaon Park, Kalyani Nagar or the old city have far fewer choices, because land in these established areas is scarce and most new supply comes from redevelopment. This guide lists the new projects in these neighbourhoods on Mappingg’s live map, plus the closest options in South Pune, with prices, possession dates and MahaRERA numbers where the developer has shared them.

Why buy in an established Pune neighbourhood?

• Everything is already built: schools, hospitals, markets and roads are in place, so you are not waiting years for the area to develop.
• Metro access: Kothrud and Kalyani Nagar are both on the Pune Metro’s Aqua Line, which runs from Vanaz to Ramwadi.
• Steady resale demand: people who grew up in these areas tend to want to stay, which supports resale value.
• The trade-off: prices per sq ft are higher, plots are smaller and many projects are redevelopments, so you get fewer amenities than in a large suburban township.

New projects in Kothrud, Warje and Bhugaon

Kothrud is West Pune’s best-known family neighbourhood, and most new launches here are by Kundan Spaces and Majestique Landmark. Near Vanaz, Majestique New Friends offers 2, 3 and 4 BHK homes from ₹1.75 Cr to ₹4.15 Cr, due in December 2028, and Kundan New Kaveri by Kundan Spaces has 2, 2.5 and 3 BHK homes next to Vanaz Metro Station (price on request). In Dahanukar Colony, Kundan Mathurakunj lists 3 BHK homes of 1,115 sq ft at ₹2.7 Cr, 3.5 BHK homes at ₹3.7 Cr and 4 BHK homes at ₹4.9 Cr, with retail shops from ₹1.2 Cr. Kundan Gandharv Nagari, also in Dahanukar Colony, combines high-street shops with 3, 3.5 and 4 BHK homes from ₹2.70 Cr.

For a lower budget, look just beyond Kothrud. KOHINOOR WOODSHIRE in Bhugaon, off Paud Road, offers 2, 3 and 4 bedroom homes from ₹82 Lacs to ₹1.6 Cr, due in 2028 (MahaRERA P52100078709). Near Chandani Chowk in Warje, Majestique Aravali offers 2 BHK homes from ₹1.10 Cr to ₹1.64 Cr, due in December 2028.

For shops and offices, Kothrud Central Mall in Vanaz has units from ₹1.8 Cr, due in June 2027. In Aundh, Tishya by ASAP Spaces offers 4.5 BHK residences from ₹4.80 Cr, due in November 2026.

New projects in Koregaon Park and Kalyani Nagar

Koregaon Park and Kalyani Nagar are East Pune’s premium addresses, close to the airport, Kharadi’s offices and the city’s best-known restaurants. Most new homes here are large 3, 4 and 5 BHK apartments. The exception is Eternia 2.0 by Kundan Spaces in Koregaon Park NX, near Ghorpadi, which offers 2, 3 and Jodi 4 BHK homes from ₹1.20 Cr and is nearing possession.

In Koregaon Park, Marvel Basilo on Lane 5 offers 3, 3.5 and 4.5 BHK homes from ₹4.59 Cr (December 2028), and Supreme Towers on North Main Road in the KP Annexe offers 3, 4 and 5 BHK homes from ₹3.86 Cr (June 2029). In Kalyani Nagar, Nyati Evoque has 3 and 4 BHK homes from ₹3.58 Cr to ₹4.33 Cr (September 2028), and Pristine Amore has 3, 4 and 5 BHK homes from ₹4.25 Cr (December 2030). Next door in Viman Nagar, Prasun Ekaanta offers 3.5 and 4.5 BHK homes from ₹3.72 Cr.

New projects in the old city: Sadashiv Peth and Mangalwar Peth

In the peths, new homes almost always come from redeveloping old wadas and buildings. Central Vista by Naiknavare Developers in Sadashiv Peth is a mixed-use project with shops, offices and 2, 3 and 4 BHK homes from ₹1.09 Cr, due in December 2029. In Mangalwar Peth, Birla Puniya by Birla Estate offers 2, 3 and 4 BHK homes from ₹1.73 Cr, due in September 2031 (MahaRERA PR1262022501044).

South Pune: NIBM and Undri

If central Pune is beyond your budget, NIBM and Undri offer the lowest prices in this guide while staying close to Camp and Kondhwa. Majestique 38 Park at Undri Chowk has 2 and 3 BHK homes from ₹62 Lacs to ₹82 Lacs, due in December 2027. Checklist for buying in an established neighbourhood

1. For redevelopment projects, check the society’s consent. Ask whether the existing residents have signed the development agreement and how many flats go to them versus how many are for sale.

3. Check parking. Small plots often mean stack or puzzle parking, which may cost extra.
